Below we have some talking points that you can use to help write your response. Put these in your own words,  and add your own personal story to ensure that your submission is unique.

Submission Guide

  • Old Northern Rd and New Line Rd are already at capacity. The traffic congestion is at a standstill in peak periods around Dural and surrounding areas. Rural housing density should not be increased until those roads are improved.
  • The only public transport in Glenorie is buses which do not provide sufficient capacity and timing for daily use to the city or major centres. Private vehicles are the only reliable mode of transport.
  • Sydney Water cannot provide additional sewerage service to Glenorie. All sewerage would need to be on-site septic tanks.
  • The current Glenorie sewerage system was provided by Sydney Water in 2013 to eliminate contamination of the Hawkesbury-Nepean River system. Prior to that, the E.coli sewerage pollution in Glenorie Creek was a risk to health. Glenorie should not go back to those days.
  • The potable (drinking) water pressure already drops during summer. Additional housing would make the situation worse.
  • The Study Area is not suitable for increased density because of the bushfire risk. Councils own Strategic Bushfire Study says only land OUTSIDE the Study Area is suitable.
  • Council aims to build resilience to natural hazard events such as bushfire. Building more homes in the Study Area is contrary to those aims.
  • The NSW Government is right now considering whether to allow two houses on every rural block as part of its housing strategy. Now is not the time for Council to subdivide Hills rural land, creating more density, when the overall rural density could be doubled by the State Government.
  • Rural Lands must be kept to ensure Sydney’s future food security which may be at threat because of Climate Change.
